VA Loan
- A Veteran's Assistance (VA) Loan is available to veterans, service members and select military spouses
- Issued by private lenders and guaranteed by the US Department of Veterans Affairs
- VA funding fee varies based on the nature of your service and whether you've used the VA program to purchase a home before
- Minimum Credit Score of 620 required
- 15 year and 30 year Fixed Rate financing available
- 100% financing available (dependent upon Certificate of Eligibility - contact 1st CCU for assistance in obtaining)
- 0% Down Payment
- 50% Maximum Debt-to-Income Ratio
- Seller may contribute up to 4% toward buyer's cost
- For owner-occupied housing only (2-4 family buildings acceptable)
- Mortgage Insurance: Funding Fee 2.15% (Rolled into loan and paid directly to the Dept of Veterans Affairs; some individuals may be exempt from this fee)

USDA-Rural Development Loans
- A USDA Rural Development Home Loan is offered by the US Department of Agriculture to home buyers in less densely populated areas of the country (properties must be eligible per USDA)

- 30 year Fixed Rate financing
- 100% financing available (dependent upon eligibility)
