$0-Down Payment Options: VA Loans and USDA-Rural Development Loans

Peace of mind, low closing costs, and flexible payment options. Find out if a $0-Down Payment loan option is right for you!
The VA Loan and USDA-Rural Development Loan programs require no down payment, they are backed by the government, and they have high-mortgage-qualifying flexibility. The two programs have some similarities and also some specific differences. Compare the programs, then speak with a 1st CCU Mortgage Loan Officer for more details and to find out if you qualify.

VA Loan

  • A Veteran's Assistance (VA) Loan is available to veterans, service members and select military spouses
  • Issued by private lenders and guaranteed by the US Department of Veterans Affairs
  • VA funding fee varies based on the nature of your service and whether you've used the VA program to purchase a home before
  • Minimum Credit Score of 620 required
  • 15 year and 30 year Fixed Rate financing available
  • 100% financing available (dependent upon Certificate of Eligibility - contact 1st CCU for assistance in obtaining)
  • 0% Down Payment
  • 50% Maximum Debt-to-Income Ratio
  • Seller may contribute up to 4% toward buyer's cost
  • For owner-occupied housing only (2-4 family buildings acceptable)
  • Mortgage Insurance: Funding Fee 2.15% (Rolled into loan and paid directly to the Dept of Veterans Affairs; some individuals may be exempt from this fee)
  • Additional restrictions may apply; see lender for qualifications and restrictions

USDA-Rural Development Loans

  • A USDA Rural Development Home Loan is offered by the US Department of Agriculture to home buyers in less densely populated areas of the country (properties must be eligible per USDA)
  • Eligibility is determined by home location, income level, and other requirements
  • Minimum Credit Score of 640 required
  • 30 year Fixed Rate financing
  • 100% financing available (dependent upon eligibility)
  • 0% Down Payment
  • 41% Maximum Debt-to-Income Ratio
  • Seller may contribute up to 6% toward Buyer's cost
  • For owner-occupied housing only
  • Subject to income limitations
  • Subject to home location limitations (not all counties in Wisconsin are eligible for Rural Development Housing Assistance)
